I got these used wheels online, and need to swap the freehub to one compatible with a Shimano 12 speed cassette from a GRX 820 groupset. I am confused as to what conversion kit to get, their description seem vague compared to how many types of them there are. Can anybody help me understand what to look for?

Should be the one. It’s a Shimano HG freehub body for the DT Swiss Ratchet LN system. Technically, Ratchet LN is a cheaper version of Ratchet but I think the freehub is the same. Do double-check though.
If you just pull on the free hub body, it should slide right off the axle. Underneath you will find either a traditional 3-pawl ratchet, or DT Swiss’ newer Star Ratchet system (two toothed rings sprung into each other). If the former, you need a Ratchet LN freehub, if the latter, you need the regular Ratchet freehub.
Edit: on second glance, your existing XD freehub indicates it is a regular Ratchet hub.
