Threads have dried out grease on them no wonder it keeps ticking
Also the middle black part does not always stay perfectly centered and sounds like its rubbing sometimes is that normal?
If i must replace is there a way i can replace a small part of the pedal instead of the whole thing?
Any help would be greatly appreciated.

Looks like you can buy that whole spindle assembly. Here’s a Park Tool guide for rebuilding those https://www.youtube.com/watch?v=bVmSrsnVUGI
Since it’s on threads my guess is it’s threadlocker, not grease.
Let’s take a step back.
If you’re trying to diagnose pedal noise, your first step should be to figure out how the components in the pedal work together and which parts can actually cause a noise.
1) Have you ruled out something with the bottom bracket or crank arm causing the noise?
2) If so, what’s the unexpected symptom you’ve been noticing with the pedal?
3) What have you tried in order to narrow down what in the pedal might be causing that symptom?
4) The most common cause of noise from the pedal will be a poor bearing fit, a bad bearing, or insufficient bearing preload. Are any of those conditions that you checked for and either found or did not find?
