Join us for a tour of Dunbeath, a magnificent castle for sale in Scotland. Perched high on a cliff above the North Sea, Dunbeath Castle is a magnificent ‘A’ listed castle for sale with 28,500 acres of it’s original estate, which encompasses one of Scotland’s great coastal wildernesses.
It is very rare to see a castle for sale with such a large portion of its original estate intact. The Dunbeath estate contains over 44 square miles of land in total, consisting of 4 miles of coastline, formal gardens, hunting grounds, pasture, highland, and an entire 12.5 mile long river system from catchment to drainage known as the Dunbeath Water.
HISTORY
A castle is first recorded on the rocky peninsula at Dunbeath in 1428. In 1620 the Sinclairs enlarged the original castle with a larger, 4-story tower which remained in the family for 325 years. It was extensively remodeled in the 17th century by the Sinclairs, and then again in 1853, when David Bryce was hired as the lead architect. Mr. Bryce remodeled the northern front of the castle to make it symmetrical, and he also reworked the grounds to include the 3/4 long straight drive with the sea behind the castle. This approach is known as one of the most dramatic approaches to any residence in the world.
ARCHITECTURE
Dunbeath Castle has 13 bedrooms, 3 grand reception rooms, 9 bathrooms, and a total of 17,000 square feet. The castle has a symmetrical northeast front defined by two matching bow stair turrets with corbelled bases. At the corners, on the upper floor, two angle bartizans with conical roofs add further character to this magnificent ‘fairytale’ castle. The walls, reaching five feet in thickness, are harled and whitewashed beneath a series of pitched slate roofs and crowstepped gables. Ornate dormers project above the wallheads. There are numerous gunloops and a square tower with a crenallated parapet in keeping with the castle’s defensive origins.
OUTBUILDINGS
There are 21 additional houses and cottages on the property, currently providing accommodation for staff and leased out for long term stays. A series of fishing cabins line the 12.5 miles of double-bank fishing on the Dunbeath Water, and Dunbeath Mains contains several farm buildings, including a stock court, an implement shed, a straw shed and a stable courtyard.
GARDENS
The walled gardens of Dunbeath are world famous, and have been toured by tens of thousands of sightseers over the years. Maintained by a 2 dedicated gardeners, the Southern Garden is a classic walled garden, laid out in 8 equal sized compartments intersected by grass paths and edged with hedges. It includes a rose garden and intriguing plant combinations, resulting in a stunning flower and color-filled garden oasis complete with glasshouses. The Northern garden is more minimalist in style, with a smooth expanse of lawn, sculptural grasses and a series of contemporary water features. There is a charming lunch house ideal for informal entertaining amongst the peaceful surroundings of the garden.
PEATLAND RESTORATION OPPORTUNITY
Approximately 15,000 acres of Dunbeath are situated within the Caithness and Sutherland Special Protection Area (SPA), Special Area of Conservation (SAC), RAMSAR Site and Site of Special Scientific Interest (SSSI). The vast majority of the estate falls within Caithness Flow Country. The Flow Country is Europe’s largest expanse of blanket bog and is reported to store 400 million tonnes of carbon. This sale offers an owner the opportunity to deliver significant nature-based solutions through the restoration and management of peatlands and to conserve and enhance this important upland habitat.

I toured a $32,000,000 castle in Scotland with three grand entertaining rooms, two walled Gardens, 4 miles of Coastline, its own river, hunting grounds, all in all 28,500 Acres. We had 48 hours to tour it and we’re going to show you as much as we can in 10 minutes. Let’s go.
Welcome to Dunbeath Castle. This majestic castle was first constructed in 1428 by the Earl of Caithness. Now this whole county is named after Caithness, and for good reason. It’s on the ocean–it sits on 4 miles of coastline and 28,500 acres. It encompasses an entire river system 12.5 miles known as the Dunbeath Water.
There’s fishing opportunities here, hunting, recreation… this is a fantastic property and a piece of Scottish history. I’d like to thank Evelyn Channing and Luke French at Savills for the opportunity to tour their listing of this breathtaking estate. The approach to Dunbeath Castle is known as one of the most dramatic approaches to any residence in the world.
The 3/4 mile long drive is straight as an arrow and it takes you directly between the walls of the North and the South Gardens keeping the stunning Castle in sight at all times. As we drove down the drive, the anticipation was intense.
We were about to enter the castle for the first time. Welcome to one of the most fantastic rooms in Dunbeath Castle. This formal drawing room is probably one of the most grand rooms I’ve ever seen in my entire real estate career we have 14’9″ ceilings, we are 29 ft long by 22′ wide–

The garden and just get a feeling for the size of this really peaceful meditation garden we can’t linger so let’s move on to the next portion of our tour The dunbeath the state has its very own River. It runs 12.5 miles long and it’s called the
Dunbeath Water. Now it has some of the best salmon fishing around: each year 118 salmon are caught in this very river. Now imagine you catch your very first Scottish salmon. You bring it up to this cabin, you clean it, you fire up the grill and pretty soon you’re eating
Some of the best Scottish salmon that you’ve ever had. We are 20 minutes away away from the castle right now but we’ve barely scratched the surface of what this property has to offer and we’re barely even into the estate itself. Let’s go look at some more cool stuff on the property!
The months of August and September offer the rare privilege and challenge of obtaining a McNab: catching a salmon, a stag, and a brace of grouse within one day between Dawn and dusk from a single estate. We confirmed from locals that many of McNab have been earned at Dunbeath over the years

And a flock of 800 breeding ewes were kept for beef and lamb production at Dunbeath Mains. Dunbeath is a lovely Village in southeast Caithness, along the Dunbeath water just before it enters the sea at Dunbeath Bay. We stopped at a local pub and were welcomed by the proprietor and
The regulars. We learned that the world-renowned hunting and fishing of the property is “Fit For A King” — Literally, as King Charles III has been commonly seen fishing salmon on the estate. if you’re driving up Highway A9 you can’t help but Marvel at the castle perched on the [Music]
