Not really seeing any proprieties I like the look of at the moment in my budget. It seems that a lot of people are holding off listing at the moment. 😢

It's like the film big short , the so called " clever big boys " always said nothing would bring down the economy and the banks .
People think oh well people need to rent or council will accommodate people , question is with what money ? Councils are going bankrupt and some housing associations already past years are dumping non profitable houses which require a big revamp.
Still too high asking prices in East Kent, and they sit on the market for ages. Then they come off to late be re listed. Some been on a year, most 6 months.
Charliy great show but you need some IT help, At time 7.37 you are showing a split screen which is 50-50 we have a great view of you but cannot read the Right move statement it to small. You need an 85% to 15% PS, not a bigger one of you..
Hi Charlie ive noticed in my area Mansfield, Nottinghamshire that asking prices have dropped 15% from their peak in 2022. If we count inflation does that work out at a 25% drop?

Just put a two bed rental property on the market for £800. I’ll just say eastern England. Only one place cheaper within 5 miles and less than the Agent suggested. As is my eccentric business model I may consider letting it to somebody who doesn’t meet the earnings threshold of £25k if I think that they are good with money. Two of the applicants are recent parents working in the care sector. Some applicants are single and would breeze the application but don’t have the same level of need. Closed applications after 24 hours because I have enough to be confident of someone suitable being on the viewing list. Feel so sorry for renters. Thanks Charlie for reminding people the Shelter don’t house people. My personal view is that the more the misery caused, the more donations they get.
Charlie if traditional Estate agent charged a reasonable price Purple Bricks wouldn't ever started, you sound like a dyed in the wool traditional estate agent, don't like competition.

I’m not surprised there are loads of errors from conveyancer data going to the land registry. After filling all the paperwork using my computer and emailing the PDFs to my solicitor. I was made to print out the paperwork, fill it in by hand and post it to them. I couldn’t believe it in 2023. Not sure what other experiences have been like.
I disagree about Rightmove’s value to the market. I’m looking to move 200 miles to the Cotswolds. Finding all the agents trading in an area that size independently would be an impossible task…. With Rightmove, it’s all in one place.👎
Maintenance charge is a con… & should be managed by the renters or tenants 😊not some freehold company owned some rich test in the camen islands….. racking it in..
Why can’t individuals advertise their own properties on right move?
I don’t see why we need agents…we should aim get rid of all middlemen who don’t do alot for large commission.
May add house prices sold prices are great for buyers to gauge what the housing market is doing and should be available to everyone….
Some I think you can be biased in terms of you have your own website which is in competition with right move…

The economy will barely grow Charlie, and that includes 700k plus extra people every year…..so must mean the economy is absolutely tanking!!
Average rents are definitely going up because larger higher value houses can't sell, so people are trying to rent them to get some kind of yield. Ready to sit on the sideline for the next 2 years and gain an equivalent yield in cash and see how this pans out. Thanks again for all you do Charlie! (& Stig)
All platform aggregators cream off the top with little risk. It’s the same for all other industries: Food, Taxis, Shopping., Finance.
Although pricing in real estate is asymmetrical and skewed. It’s in the agents’ and owners’ interest to ever ask for the highest price at the 99% percentile because return and commissions from it are at their highest. The market rates should be set more scientifically. Like using discounted cashflow calculations.

ok, heres my story on why i distrust rightmove house prices: my house is valued at £230k but a LARGER house on the street sold for £250k had downstair loo and utility room unlike ours, thou we have extended our living space. but I cant see HOW ours is near that figure!
QUESTION: Charlie, I am planning on viewing next month a 2 bed semi (London/Herts border). Been on the market for nearly 7 months. Been reduced thrice over with a total £50k reduction (9.1%) thus far. Last reduction over 3 weeks ago. Do you think an offer of 31% under original asking price is as you would put it a ''piss take'', or reasonable? This offer would be based upon mu budget being mortgage free once sold (I am not in a position to have a mortgage), my buyer is a cash buyer with nothing to sell, and we are about 4 months down the line with the conveyancing. I will be using the same conveyancer for my purchase.
Average listing price is totally useless information, sold price is the only number that matters. How anyone in the UK can make a qualified decision about property VALUE based on the pathetic information available is astounding, market manipulation is rampant.

Sorry Charlie, one of the few times I disagree with you. If Rightmove was not adding any value at all, it would not exist. Its fee structure is not right or not fair? the way it works could be better and more fair? I understand these points. However, the value of Rightmove is connecting estate agents with potential buyers quickly and giving information to the buyers which otherwise would take ages to research. Not having that information available to buyers would potentially lead to bad decisions as well because buyers would not have enough time to research and map all the info by themselves. I am not a Rightmove employee and don't have shares or anything, but companies that don't add value cease to exist and don't have profits…
Good points. Planning 'system' is exactly the same. Endless meddling is a death by a 1000 cuts to housing delivery. 2/3rds of complex and often subjective planning policies and restrictions are to do with climate change and social engineering; about which new housing can only have 0.001% effect; while at the same time driving thousands of SME developers out if business (who take on site that large developers won't touch), making getting and PP a very expensive and high risk gamble. An industry of consultants, lawyers and 'planning professionals' make a fortune of planning applications, dealing with all this crap; while house building in constantly driven through the floor.
Hope for housing? Yes a lot of reducing prices is the very best news possible surely? Stop calling better lower prices gloomy or bad. No one would say Oh good how bright, food prices are shooting up!

You must check these property portals sales, on the Land Registry 8-12 months later ..estate agents lie about marking SSTC, taking it off because of other reasons than being actually sold.
