I also happen to store my brand new toilet and plumbing fixtures for when I renovate the house's bathroom.
Some of your numbers are wrong, if its within 2m of boundary the max height is 3m and thats to the eaves not ridge, so the 4m overall height still works regardless

Can be used for sleeping if you have full access/use of the main dwelling. The land has dwelling rights so it has the same permission as the house
