Hello, welcome to the channel and welcome to another property video of another stunning property in a very very pretty medieval village location in the peasant catchment area of the south of France. Now the sun is not in the best position for me to be able to show you what I want to show you on the approach to this house but I will do my best. So, this is one of the ways you can get to this property. And I wanted to bring you this way because this is so fantastic in terms of character and history. When I get to the end, you wait until I pan up and show you what is above us to the left. But I need to wait because otherwise the sun is going to be right in my eyes. Check this out. Is that spectacular or what? This is an amazing shadow in this very pretty village. And the house that we’re going to see today is the one in front of us with the blue shutters just next door. This is a very surprising house. Now, I know that all people doing YouTube videos say the same thing. Stick around, watch the end of the video, etc. But please believe me when I say stick around and watch the end of this video because this is a house that just keeps giving and giving and giving and just when you think you’ve come to the end of the tour, it gives some more. So bear with me and I will do my best to explain everything to you. Okay, so straight in to an entrance hall. Then we’ve got one little step down. And here we have a toilet. And next door to that, a bathroom with a bathtub, shower cubicle, twin wash basin. The house itself is in very good condition. Um, but has retained lots of character. Everything that’s been done has very clearly been done very, very well. So, you’ve got double glazed windows, beautiful doors, etc. Straight up to the first floor. I will start you with this bedroom. Now, in terms of size, this is bedroom two. As you can see, this was used as an office, but is a really, really nice double bedroom. The all of the room sizes, as always, will be on our website. So, if you look in the description below the video, there’ll be a link. Follow the link to the full advert on our website, and you’ll see all the room sizes. From memory, that bedroom is about 15 square meters and this one slightly bigger at about 16. So, two really good double bedrooms. This house has got central heating, which is unusual. And from this bedroom, just check out the view. That is spectacular. Beautiful. Not only is it a very good-looking shadow, but it’s one that’s in very good condition. It’s been lovingly restored by its owner, who is, I believe, a count. And that is his home. Okay, so we’ve got two double bedrooms. Interestingly, with this property, all of the primary accommodation is on one floor, which is very, very unusual. So, you’ve got a toilet. So, toilet downstairs, toilet on this floor. Next to that, you’ve got a really nice sitting room. Good size room, plenty of light. This room has got a little cupboard and a view out of the window, which I’m not going to show you just now because I think it will spoil the surprise through the next room. So, next door to that, we’ve got this fantastic kitchen, breakfast room. kitchen, breakfast room, kitchen, dining room, call it what you want. Really, really good size. There’s a walk-in ladder or pantry with an automatic light. There we are. Now, that’s a really good space. You’ve got sliding doors there. So, so far so good. A very, very nice, very wellresented two-bedroom house. But then we keep going. One of the biggest selling points of this house, without any doubt, is this terrace. Not only is it a fantastic terrace, but it’s a fantastic terrace at the same level as the living room and the kitchen dining room. So you got a really really good space here. The staircase here, ignore that because the this house was owned by a lady whose brother owns the house next door and that staircase will be removed. So don’t worry about that. And how about that for a view over the count’s garden and the grounds of the shadow. So you’re right in the heart of this wonderful medieval village and yet you’ve got all of this. What a spectacular setting. And if I look up You can just see the turret. You’ve got a retractable sun blind there that comes right out. It’s a little bit windy today, so I’m not going to use it, but it it literally comes right out to here. So, so far we’ve got a fantastic two doubleb house in lovely condition. with really, really great living space all on the same floor. But that is just the beginning. Now, we’re going to go back and we’re going to go through the main bedroom. And you probably noticed this door earlier on. This goes up to a loft, but it’s more than a loft. There’s three parts up here. The first part is what was used as an artist studio. I think I just measured this at about 50 m. It’s a big room. You’ve also got radiators up here. So, the central heating does extend up here. You got a sink. And then you’ve got two attic spaces. The first great for storing bits and pieces. The second almost as big, less head height, but even so a really nice space. But that’s not all. This is the point of the tour where you think, “What a great house. The end.” But no, there’s quite a bit more to go back through bedroom one. So, now we’re on the first floor. We’re going to go downstairs to the ground floor where we started. So there’s the front door, bathroom, toilet to the left, and this time we’re going to go this way. So the first room here, I suppose you might refer to this as the the bin storage room perhaps. I’m not sure. But here you’ve got a utility space. You’ve got your utility machines plumbed in. You’ve got a sink unit, which is great. But then this is where it starts to get really interesting. The next really big space, and I think from here, I think it’s probably better if I just refer to them as rooms because you could use this for all sorts of things. You’ve got your boiler there. You’ve got behind this wall in front of us here, you’ve got your oil storage. So, this is oil central heating, but a useful space. Then you’ve got a wine celler. Now, come on, be honest. Who wants to buy a house in the south of France and doesn’t dream of having a wine seller? But that’s not all. There is still more to see. Surprise. This was used as uh an atilier a workshop. Now you’ve got two very very interesting spaces here. Beautiful old stone steps leading us down into part one. There’s a window there behind the curtain. really interesting space. But then it goes even further. So you go into the second part of the itilier. How about this with a mezzanine with some garage doors? So, if you were to remove all of this and reinstate the garage doors to an opening and closing situation, then you can get a car outside and you will be able to get a small car in here. So, this was a garage, it’s now a workshop. It can be whatever the heck you want it to be, but this is an amazing space. So, yeah, a big house. really really nice condition. I love this house I would buy if it had a garden, but beautiful otherwise!!
For an artist it s a Palace! For a family more complicated and then fuel heating Will very soon need replacement !

For me this ticks a lot of boxes, room for a 2cv with tinkering space, gorgeous living accommodation with enough outside space for a non gardener. Plus more hobby space than even I could fill.

One thing I noticed is that the house is not in earthquake country. That cinder block holding up the stairs is all you need to see.
