This is a video of my rental house here in Perpignan. I have talked to my estate agent about doing some videos of her rental listings (some are short-term rentals, I believe) for future videos.

Expat Insurance Needs in France
👉 I used this company for my initial 12-month expat insurance policy required to obtain a long-stay visa to enter France. I also use them now for my mutuelle and other insurance needs. They handle home, auto, and rental insurance, too. They are a great group of folks, and they guarantee that their health insurance packages will be approved for your visa application.
👉 Fab Insurance – Email JEFF@FABEXPAT.COM requesting a quote or to talk with someone about insurance options. No fees are associated with getting insurance quotes. And they speak excellent English. To clarify, you are not emailing me, and I do not work for them. This was the simplest way for them to track where the request came from.

Official French Translation Needs
👉 Several documents need to be translated into French for obtaining your Carte Vitale and exchanging your driver’s license, and potentially other tasks like setting up a bank account (needs vary). This company is one of the officially licensed translators accepted by the French government and local government agencies. And they also speak excellent English. My necessary documents were translated with no issues.
👉 Go to https://www.trad24.com and use the coupon code “ExpatJeff” for 3€ off your translation quote.

Real Estate Concierge in France
👉 Send an email to Valérie Jenkins at VILLAIN623@GMAIL.COM. Val speaks excellent English, and she has been my resource for finding rental properties here in Perpignan. She knows the trouble foreigners can have with obtaining a rental and works hard to find something that will work for you. She can tap into her network around France if it turns out that you are not looking for this region of the country. All I ask is that you mention that Jeff the Expat sent you so she knows I am working to help her grow her business.

Insta360 GO 3 Camera
👉This small camera has made filming my vlogs much easier – it has a detachable small lens attachment that is magnetized and can be attached to your shirt (and possibly a jacket) so you can record whatever you want to record handsfree. You can keep the camera in one piece and use it as a “normal” handheld device. It has an app that allows you to download directly to your phone. My affiliate link provides you with a free accessory (w/purchase). I bought my Insta360 GO 3 on my own, it was not sent to me. https://www.insta360.com/sal/go-3?utm_term=INRFZFW

how welcome back to my channel uh I just just uh wow wow um I had no anticipation at all or expectation of this kind of response to my my my journey here in France and my my two videos uh that I’ve posted so far um thank you so much for everybody that’s watched commented and all that sort of thing I really do appreciate it um and so far most of the comments have been very positive so that’s cool um uh but in any case uh today in the video today um I got a a lot of comments that look like about people want to see the house and so I did a quick uh video of that well relatively quick video of that I’m trying to keep it down to to 10 minutes or so is for the videos just so that they’re not too long it looks like people average about 10 to 11 minutes on the videos as it is um but in any case uh wanted to at least do a quick walk through of it um and just to clarify um I I am here with a friend of mine uh that is also moved to France and so we share this house and so um he’s got a bedroom I’ve got the I’ve got the master bedroom he has the largest bedroom but I have the master bedroom with a with an on Suite um and then everything else we’re kind of we’re just sharing so it makes it more affordable here um but this area I say the the area that peron’s in is is probably one of the most affordable areas in France and so um you know over time I’m going to work with my my estate agent on uh showcasing some of the properties that that she has available to uh and for rent and of course Miss Freya is going to be making a lot of noise here so if you hear cat that’s that’s her and I’ll insert a video at the at the end of her so people can again that’s been another request as to to see Miss Freya so in any case um I hope you enjoy this uh it’s just it’s not very long it’s just a quick walk through of the house um the rent here uh again it’s furnished uh but the rent here is400 1400 a month uh does not include internets does not include utilities um you know so that seemed to be kind of the uh the average for something this size again this is maybe 1 12200 1,200 is square feet um maybe what does that work out to be maybe um 990 90 to 100 square meters and that may be too my let’s not trust my maths on that that we just say that it’s about 1,200 square ft so you know not huge but it’s got plenty of outdoor space um you know and no yard which is great um and the location’s pretty decent so I’ll do some videos also of the bus system and how you know how you get around and all that but um quite frankly this whole thing so far has just been incred incredibly overwhelming the uh the amount I mean I can’t believe I’m already over 700 subscribers to the channel you know day five essentially of posting to to the to the channel but um in any case I really do appreciate all the the the people watching and following along um but there will be more videos so please keep making comments uh you know suggestions things that you know what you would like to see and I will do my best it’s just that I I didn’t anticip and and this is not going to be my frequency typically of doing these vide videos you know I just wanted to get something out because I feel just you know scared that the that the algorithm now is going to abandon me if I don’t put out something else it’s like a third video so any case uh but I’m trying to do it once a week um that’s a pace I probably should be able to keep uh but this three times in a week no ma’am that’s not going to be that’s not going to be a common thing so but any case hopefully you enjoyed the video and uh just kind of the walk through the house and um you know if I sound a little breathless it’s because I just walked in from uh coming back from the bus stop and I really should have waited a few few minutes to do it but you know it’s just you get stuck on something and it’s like I got to get this done I’ve got to get this done [Music] so okay everybody wanted to have a little video of what my house looks like here in perel it’s a two-story uh townhouse essentially you can see the garage off to the right down the street here they’re just moving some things next door here but uh any case it’s raining welcome to the south of France during the late winter I suppose but uh any case comes with a little Courtyard out front here imagine this is to park a car if you want to park a car here if you don’t want to go in the garage but people do Park along the street all right and that is an industrial metal door um I suspect it would survive during a hurricane but on the immediate left when you walk in is a u little toilet room this house came furnished and they just renovated it probably three two or 3 years ago type thing so this does not look like the typical um typical place here in in Peron but uh you know places are getting renovated obviously it’s open plan um here obviously this is the living room there’s the garage door or door out to the garage so a small but fully functional kitchen there’s the dining area the anti cabinet there in the back I bought here locally um obviously the little cat tree and that’s for Freya and I’ll uh insert a little video of her at the end but um go out here right now it’s just storage so here’s the garage that door rolls to to the to the left um and it is very loud and it’s is common door at this time frame when the homes were built here so um you pretty much hear when anybody’s actually opening or closing their garage but uh then there’s the other side with the we do have a dryer washer and dryer uh the dryer is a ventless um not the best uh but you know if it’s cold out whatnot it it certainly suffices to get things kind of dry this is one of the drying racks we have so uh you just unfold it another cabinet that uh bought here locally the window goes out looks out into the um three Season room we come in again leave that partially open so Freya can get in and out she likes going in and out of there but as you can see the cabinet course now I’m right next to everything the Cabinetry is all very modern and uh it is nice to have like the drawer full of the utensils things like that it’s an induction cook top which took a little bit of time for me to figure out how to to actually use this but uh nonetheless go out here now this is the three Season room that you’ve seen partially there’s my little setup uh that I’ve been doing the couple of YouTube videos with and here’s the the backyard there’s the gate that goes out to the back to the street that’s a uh apparently some sort of a it’s an open grill setup here um I don’t remember what he called that but it’s fairly common I guess in this area for um outdoor grilling things of that sort obviously with wood I think you can also use charcoal but the people here before used wood for they the land land uh landlords and so the tree that’s right here that is a male avocado uh but apparently it won’t produce unless there’s a female tree as well so I don’t know if maybe getting a like a small female tree that’s in a pot would help it or if you need to actually have something that’s about the same age or size in order to get it uh um pollinated but any case so that’s the view of the main level we’ll just do quick upstairs the uh um it is nice to have these kind of uh they’re not marble but it is some sort of a um like in the US they used to use for well they probably still do for garage floors um it seems to be some sort of formed material for that for these so that’s kind of nice for that come up this is the bathroom upstairs the the kind of the secondary bathroom upstairs this is my friend’s room not going to go in there that’s his room but uh like I said I shared this house with a friend of mine um this is my office area it is a mess just have to kind of be okay with that um one thing I do want want to see if anybody on the YouTubes can help with is that I have these prints that I picked up in the mmra uh back in 1979 and had them framed one over here as the glass broken because I tried to put them up on this wall so I could actually do the videos in here without it looking like I’m just in some prison cell but this is very hard plastic Master with some sort of a brick underneath the wall is fairly cool most of the time well it’s cool most of the time and uh the command strips didn’t stick and I couldn’t get a regular nail to go in so if anybody has any suggestions as to try to how to hang those things would greatly appreciate that but um but as you can see there’s the uh heating and cooling unit up there and it has a little balcony off this room um so there’s that but I wanted to make this fairly quick uh just because somebody had also made comment about the videos might be a little long so in any case people wanted to see the house that’s the house my fre app everybody wanted to see you so I just wanted to see about getting you up here but uh she’s helping me edit uh edit a video or ignoring me that uh kind of whichever way you know how cats are but uh hey Miss Freya come on everybody wanted to see you everybody wanted to see you okay well I guess she’s done with that so there was Freya

  1. Hint: 4 minutes of waffle waffle waffle before you begin is too much. You'll lose many subscribers if you frustrate and aggravate them.
PS: good vid once you got going 😌

  2. Things I would like to hear about…….everything having to do with the process……your experience applying/getting a long stay visa, how to rent a place in France in advanced so that you can get your long stay visa, ( cause I know the landlords require proof of income etc) if there is any need to get a french bank account, any problems keeping a US bank account and credit cards, how difficult it might be to get utilities etc in France being an expat, how to get phone service there and can you use your same US phone number, what health care plans you recommend, paying taxes in France/US on US income, getting a doctor there, getting a vet there, how you shipped personal items and cost, I am sure I am forgetting some things.

  3. Hello Jeff. I Live in Germany. Houses in Europe are built must different from The U.S.. The walls are block ( that is why they a cool to the touch) and either have a wall paper texture or plaster texture. There are some type of nails you can use or you have to drill and use a screw and some type of anchor. I would ask your Landlord first. Because there is more to do when patching the holes made from hanging pictures. I don‘t trust the hangers with the tape.

  4. Thanks for the lovely tour, it's a very nice place — question: How does one get a rental in France when, apparently, you need a job to get an apartment..?

  5. Maybe try some command hooks for your prints they sell different weights I usually get the 3-5 lb hooks perfect for small to medium glassed frames. Perfect for renters doesn’t leave wholes in the walls. Most hardware stores should sell them. Hope that helps! Your kitty is a adorable 🐱😊

  6. Try drilling into the wall first with a very small bit size and work up to a larger size that mimics the nail. I have adobe walls and that’s how I have to hang pictures.

  7. I am 68 years old from the UK and have visited Perpignan and found it to be a charming city. My intention is also to rent long term however as I'll be travelling solo do you have any tips about joining local social groups, French classes, tennis clubs etc. Could you tell me the contact details of the long term rental company? (I may have missed you mentioning them in your video)
I do appreciate your insights as well as your description of moving with Freya the 🐈 to Perpignan.🙏

  8. First time to your channel. Love your video, your apartment, and your personality! I’ll check the other videos to see if you have a story on the move to France. Thank you for your content.

  9. Jeff, have you been there long enough to have an idea of your utility costs? We're shortly moving into a similarly-sized house near Paris.
