Underinflated. Rim is squashing against the tire under your weight, abrading it. Maybe you have a leak in the tube that you didn’t notice.

Looks like under pressure. This can also happen by riding on a flat. It Would be a good idea to check both sides of the rim all the way around when you change the tire. You can take a file or Emory cloth to smooth out any abrasions or dings in the rim.

Dirt is abrasive and increases wear, it’s also probably spent too much time outside which makes the rubber harder and more likely to crack at points of contact with the rim, also probably underinflated.
