I have this bike that’s pretty stock, but the question is do I sell it as is and clear space/make profit? Or should I convert to 700c and build a gravel bike (fatter tires and flared drops lol)?

Nah that’s a beaut to be converted. Is it running on 26 x 1 ⅜ tires?
I would find something else, something not as pretty and with better tire clearance and brakes.
You don’t need massive tires but often it’s great just to have space for muck. But I’ve also had a stray rock lock up my front wheel between fork crown and tire. But mostly muck has been the problem.
You can get by with canti, quality of life improves with v brakes, disc is best. Again it’s about debris and muck and braking forces.
Might be a bit hard without cantilever brakes no? At least hard to fit the brakes with big tires
The top tube is very high, for a gravel bike I personally prefer it a bit more reclined, with a trapezoidal frame, closer to the MTBs of the late 90’s or more. That gives you much more stability on terrain. Then the frame seems more suitable for road rims, you would have to have something where you can fit at least a 38mm.
