Hi everyone Phil here Shon Bosley night uh we’ve got another property tour for you um I’m just avoiding some Road Works um there’s a bit of work going on here and that will soon be sorted uh latest property tour as we said royder close which is at the bottom of Bermuda Road
Before Bermuda Road becomes Bermuda Village and it’s a flat that we’ve got it’s the ground floor one so it’s communal Hall here and then all across here and as we say small little codac so we’re just there there’s a few 70 taxed houses there a coach house and two
Blocks of flats there number 12 is the one we’re going to parking spot is just here and yes it’s empty I’ve got the keys let’s dive inside before the next set of traffic comes through because of the traffic lights and the road works that are going on here so I’ll pin the

Years off the 125 means we’ve got about 114 years remaining on the lease so no problems there it’s a great investment and it’s been a rental property since it was built and it’s always been let we’ve had a quick check on the numbers and whatnot um you’ve got a
Slightly bigger unit that’s been let just down the road on Knights which is just down the way here um and that was at 800 and we let many properties just over on the other development on Bermuda Park um up here and there’s a pigeon just landed there um and we feel as
Though here you’re going to be around £750 per calendar month May well be a little bit more so couple of numbers that you need to be aware of obviously got the lease information and the term of the lease there is obviously ground rent to pay and service charge so I’ve
Got a little cheat here and I’m just going to glance at it just to get the numbers right we believe the ground rent is around about £50 a month so that’s going to take you somewhere in the region of about £564 per year I know 1250s are not 564
But they’re the exact number so we’ll just give you the numbers there um the service charge is just short of £500 perom around about £1 122 per month on there so that’s there and that will include obviously the buildings Insurance the general upkeep of the area and so on the communal areas
Gardens uh communal front communal rear Etc as well so it’s a great spot here um you’re literally took away right at the bottom of Bermuda Road before it becomes Bermuda Village as I say You’ got the Phoenix Center over the way there there’s various classes there um
Slimming World and there’s a little bit of indoor bowling and um badminton uh bowling obviously at the back there’s a couple of football teams that are over there there’s a Bowling Green as well and then just a little bit further down the road you’ve got the lake that’s at

You access car access then over to the other side of the bypass and ultimately out to the roundabout that is at the end of the bypass and then you’ve then got easy access through to the top end of white stone over across into bedworth and easy access onto the A triple4 and
Then ultimately the m6 that’s at the end of that road just there the Town Center is not too far away you’re about 2 miles away from the town here and stocking Ford’s got all the other amenities nearby as well so hopefully that give you a bit of a flavor for what you’ve
Got here the price is £120,000 the property is about to be refreshed there’s going to be full redecoration all the way through so it’s a little dated a little tired at the minute a little worn is probably the best word but you got nice new kitchen nice new
Bathroom uh the flooring is pretty good all the way through and with that refresh it’s going to be spot on and a great opportunity either to get onto the property ladder or as an investment and obviously we can help on that side of things so I’m going to put that leaflet

This is worth £100,000 at most. The top estimate was £137,000 , So you have to pay £177 in Maintenance before your mortgage and council tax. How the hell is this going to sell?
Service charges/maintenance charges are always inflated. This is Rip off Britain, a place where you'll be taken hostage on your leasehold property 😂
